Is 14 Oak Street still available?

It is listed as available at $429,000, three bedrooms, with the garage conversion finished last year. Listings can move faster than the page does, so I can have someone confirm it and answer anything else. What is the best number for you?

Can I view it on Saturday?

Saturday viewings run through the office rather than through me, so I cannot hold a slot here. If you leave a name and a number I will pass it straight over with Saturday on it, and somebody will call you to fix a time.

What are the service charges on the Riverside apartments?

The Riverside listing gives the service charge as $2,400 a year, and the lease as 112 years remaining. Ground rent is not stated on the page, so I would rather have somebody check it than guess at it for you.

What is my house worth? It is a three bed on Milton Road.

I am not able to value a house, and a number from me would not be worth anything to you. What I can do is take the address and a number and have a valuer call you, usually the same day. Is Milton Road the full address?

It knows which listing they are standing on

An agency site is not one page, it is every property you have on. The widget tells the assistant which page the visitor is reading, so a question asked on 14 Oak Street is answered about 14 Oak Street: that price, that number of bedrooms, that parking, from what you have published on it. The same question on a different listing gets a different answer.

It will not invent a listing, or a link to one

The assistant is given your real page addresses and told those are the only ones it may ever send anybody to. It cannot invent a property, an address or a link that goes nowhere, which on an agency site is the failure that matters: a made-up listing is exactly what the person was enquiring about.

Ten at night is when people look at houses

Property gets browsed after dinner and at the weekend, which is precisely when nobody is at the desk. The enquiry that goes unanswered does not wait for Monday, it goes to whichever agent replies, and on a portal listing that is a competitor two rows down.

The valuation question is the one worth catching

Somebody asking what their own house is worth is a seller, and a seller is an instruction. It cannot value a house and does not pretend to, because guessing a number would be the worst thing it could do here. It takes the address, what they are asking, and their number, and puts it in front of you.

You get a name, a number and what they wanted

Each enquiry arrives by email with a one line summary, so you open the morning with a call list rather than a pile of transcripts. Anything with real time pressure, a relocation date or a viewing this weekend, comes flagged. If they asked for a callback at a particular time, you get a reminder about half an hour before it.

Priced per month, not per enquiry

What it needs

On WordPress: 6.0 or newer, PHP 8.0 or newer and HTTPS. On Wix, Squarespace, Shopify, Webflow or a hand-built site it is one line of HTML instead. The AI is included, so there is no provider account to open. It replies in 32 languages, which matters more here than in most trades because a relocating buyer often is not reading in English.
